How Do I Make Sure My Home Is As Advertised?

Here’s how to keep your vacation rental’s information accurate, so eager travelers step into a home that’s exactly as described.

When a guest books your home, they are excited about every detail — and they expect to arrive at a property that looks just like what they saw online. 

If a guest shows up to find major differences between your custom property listing and your actual home, it can leave them feeling uneasy or misled — and potentially result in negative reviews that impact how much income you earn.

Why It’s Important to Keep Your Vacation Rental As Advertised
As with all of our core property standards, making sure your home is as advertised is required of every Evolve owner. Keeping your property's details accurate can also help you:

1. Appear in More Searches and Book More Nights

Many guests filter for homes by amenities, so leaving something out of your amenities list could mean your home isn’t appearing in as many search results as it should be. Popular amenities like hot tubs and fireplaces get searched and filtered frequently, so missing these in a listing can make a big difference in how many bookings you receive. 


2. Improve the Guest Experience and Get Better Reviews

Guests are happier when they get what they expect, and happy guests leave positive reviews! Confirming your property photos and description accurately represent your vacation rental helps you avoid negative feedback and the risk of having to refund an unhappy guest.

How to Make Sure Your Listing Matches Your Home
It’s important to keep your listing as up-to-date as possible to make sure guests always have accurate expectations. Depending on the update needed, there are two ways to make changes:
 

1. Make Updates in Your Owner Account
You can update your cleaning fee and most amenities directly in your Owner Account. To do so, log in and follow these instructions any time you need to review and/or make changes.

2. Contact Evolve Directly
If something has changed about your property that you aren’t able to update in your Owner Account, please submit a request to Evolve and we can assist you.

If a significant change has occurred that impacts your compliance with our As Advertised standard — like the removal or malfunction of a major amenity (i.e. a hot tub) or a renovation — please notify Evolve immediately so we can take the necessary steps to help (which might include new photography). Call us at 877.818.1014 if an update will affect any existing guest reservations.
