Here’s how Evolve sets common listing policies:
Cancellation Flexibility
Often the most talked about by travelers, cancellation policies are not a set-it-and-forget-it concept. Evolve’s hands-on team constantly looks at both market demand and travel trends to determine what strategic adjustments can be made to our cancellation policy to better appeal to travelers.
For example, if a particular area’s listings mostly have 30-day cancellation policies in place, but those with 14-day policies are being booked at a higher rate, Evolve would likely adjust the cancellation policy to a 14-day window to capitalize on that particular market’s trend at the time.
Length-of-Stay Requirement
To draw in travelers and make sure your rental gets the most out of each booking, our team of market experts make adjustments to your length-of-stay requirement based on any gaps in your calendar and each reservation’s proximity to check-in date. While Evolve will never accept bookings for less than the Absolute Minimum Stay you’ve set, the ability to be flexible and strategic is essential to maximizing your rental income.

How to View Cancellation Policies
You can review the cancellation policy of any guest booking in your Owner Account through one of two ways:
- After logging in, you’ll see a list of upcoming bookings. Simply click the arrow (➝) of the reservation you’d like to review, then scroll down the page until you find Cancellation Policy
- After logging in, click on the Bookings tab. Use the calendar view to select the reservation you’d like to review, then scroll down the page until you find Cancellation Policy.
For example, one version of Evolve’s cancellation policy you might find reads: Guests can cancel for a full refund up to 14 days before check-in. Outside of that, guests can either cancel for a Travel Credit or change dates at the same property up to 48 hours before check-in, but any amounts paid are non-refundable.
How to Update Your Minimum Stay Requirement
While initially agreed upon during onboarding, owners are always welcome to request a change to their Absolute Minimum Stay. Keep in mind: if you opt for a higher minimum stay, you may be less likely to capture bookings during slow season(s) and harm your performance during peak travel months.
How to Set Other House Rules and Policies
Aside from the cancellation policy and length-of-stay fluctuations (which Evolve sets on your behalf, much like setting rates), there are a number of other house rules and policies that owners can establish to appeal to travelers based on your personal goals. These include: group size limitations, event and party tolerance, pet-friendliness, and any specific safety requirements.
Establishing these additional guidelines ultimately comes down to personal preference, but know that the more restrictive they are, the fewer bookings you may see. You can always make changes to your house rules and policies by submitting a request in your Owner Account.
