Guests can book your property in real time up to 13 months in advance through evolve.com and our partner sites, so it’s crucial for your calendar availability to be up to date at all times, as far in advance as possible.
Keeping your calendar updated is important because it helps you:
- Avoid double bookings, which can force an owner cancellation and cause poor reviews that have a negative impact on your home’s performance
- Avoid owner cancellation fees you will be charged if you cancel a guest booking as a result of not managing your calendar
- Stay on top of important calendar management responsibilities included in our Vacation Rental Management Agreement and Owner Cancellation Policy
- Maximize your revenue potential, since opening dates for guest bookings creates more opportunities to earn income
- Make sure you’re always providing five-star hospitality and positive guest experiences — which keep travelers booking
Here’s how to view and update your calendar:
- Log into your Owner Account and select Bookings in the top navigation bar (or click on “View Booking Calendar” from the homepage)
- On the Bookings page, you can review your calendar to see all upcoming guest bookings and owner blocks at your property
- Here you can block time for personal use or maintenance needs, as well as modify or cancel existing owner blocks to open those dates for guests
If a double booking occurs — say you’ve planned time at your rental but forgot to update the calendar, and then a guest booking comes in — you are expected to honor the Evolve guest booking and avoid cancellations unless absolutely necessary.
